What a failing joint is actually telling you
Different symptoms point to different parts of the chimney. Open one to see what's happening and what the fix involves.
Mortar chips on the ground after a stormCrown
Loose material at the top usually means the crown or the uppermost joints have already opened up. We probe depth before deciding whether this is a repoint or a crown repair.
See crown repairWater stain spreading below the rooflineFlashing
A stain near where the chimney meets the roof can come from flashing or from joints just above it funneling water down the stack. We trace it to the actual entry point before quoting a fix.

This is the core symptom of a repointing job. We cut out the deteriorated material to a minimum 3/4 inch depth and pack a mix matched to your existing brick, not a harder mix that stresses it further.

That's efflorescence, a mineral deposit left when water moves through open joints and evaporates at the surface. It's a signal, not the problem itself. We follow it back to the joints that let the water in.

Spalling brick is often a downstream effect of a prior repair mixed too hard for the brick around it. If the joints are sound, this is a masonry repair on its own; if not, we address both together.

Jefferson County chimneys carry a specific mortar history
Lakewood chimneys have a mortar story most homeowners don't know about.
If your chimney was built before 1990, it almost certainly used a soft lime-based mix. That was the standard of the era, and it was the right call then. But Colorado's UV index at 5,280 plus feet elevation accelerates UV degradation, the breakdown of organic binders in older mortar formulas, faster than at lower altitudes.
Add freeze-thaw cycling. Lakewood averages around 300 days of sunshine per year, but temperatures still swing hard in March and November. Water gets into a recessed joint. It freezes. It expands. It widens the gap. By the time you can stick a finger into a mortar joint, water has likely been pooling there through multiple winters already.
Our crews dispatch from W Cedar Dr in Lakewood. Most Jefferson County addresses, Wheat Ridge, Edgewater, Golden, are a short drive. That proximity keeps mobilization fast for masonry work that often spans more than one session.

What Our Crew Saw on a Wheat Ridge Repointing Job Last Spring
One powdery joint can tell you a lot about what's happening six inches deeper.
We were called to a 1978 ranch-style home in Wheat Ridge. The homeowner had noticed a thin layer of white powder on the back patio after a rainstorm, efflorescence, a mineral deposit left when water moves through masonry and evaporates at the surface. It pointed straight to the chimney joints above.
On the roof, the south-facing joints had recessed well below the standard repointing depth. Industry practice calls for removing deteriorated mortar to a minimum 3/4 inch depth before packing new material. These joints were already near an inch of recession. The north-facing side looked cosmetically fine, but a probe found it crumbled at the face and held firm only a quarter inch back.
That's a common pattern on Denver Metro chimneys from that era. The south face takes the full UV load. The north face stays damp longer. Both sides fail, just differently.
A prior repair had used a high-Portland mix, too hard for the soft brick it was applied to. Masonry bond strength, the adhesion between mortar and brick, had already begun transferring freeze-thaw stress into the brick face itself. Two brick corners showed early spalling as a result.
We cut the joints to proper depth, matched a softer lime-heavy mix to the existing brick, and finished with a concave joint profile, a finish shaped to shed water away from the joint face. Two seasons later, the homeowner reported zero new efflorescence.

Can you just fill over the old mortar?
New mortar applied over old without cutting never bonds properly, and won't last.
It's a fair question. Cutting old mortar is noisy, slow, and takes more time than running new material over the top. But surface-applied mortar has nothing to anchor to. It peels within a season, sometimes faster.
The repointing depth standard exists for a reason. At 3/4 inch minimum removal, new mortar has enough surface contact on both brick faces to form a true mechanical bond. Shallower than that, and the repair is cosmetic. It looks right. It fails fast.
We don't offer a surface coat as an option. If a joint needs repointing, it gets cut to depth. That's the only version we do.
Our standards for chimney mortar repair
Every repointing job at AR Chimney Pros follows a fixed sequence of quality checks.
- Mix selection firstLime-to-Portland ratio and aggregate size are matched to existing brick before any joint is cut.
- Minimum 3/4 inch removalOld mortar is cut to proper depth. No surface coats.
- Joint profile matched to exposureConcave profiles on exposed faces, flush profiles only where geometry requires it.
- Color matched finishMortar color is blended to minimize the visual line between old and new work.
- Brick face protected during cuttingGrinder technique and bit selection are adjusted to brick hardness to prevent face damage.
- Weather window observedRepointing is not performed below 40°F or when temperatures are expected to drop within 24 hours.
How our chimney repointing process works
Four steps, done in sequence, no shortcuts on mix or depth.
-
1
Joint Assessment
We check joint recession depth at multiple points, test mortar hardness by probing, note any brick face damage from prior repairs, and photograph the baseline condition. This step determines the mix specification and scope of work.
-
2
Joint Cutting and Prep
Old mortar is removed to minimum 3/4 inch depth using an angle grinder with a mortar-raking blade or a cold chisel, depending on joint width. The joint is vacuumed and dampened before new mortar is packed. Deep joints are packed in lifts to avoid shrinkage cracks.
-
3
Packing and Profiling
New mortar is packed firmly into the prepared joint and tooled to the specified profile before final set. Color matching is confirmed against the existing brick face in natural light before the section is closed.
-
4
Cure Verification
After mortar cures, we run a water test on the repointed faces, check for hairline cracks at the mortar to brick interface, and confirm the joint profile is shedding correctly. Any section that doesn't pass gets cut and repacked before close out.

Frequently asked questions
Repointing questions we answer most often on the phone.
How much does chimney repointing cost in Lakewood, CO?
Cost varies by joint recession depth, total linear footage, and mortar mix specification required. Deeper joints and color-matched mixes add material and labor time. Call 720-608-7668 for an accurate on-site assessment.
How long does a chimney repointing job take from start to finish?
Most repointing jobs span one to two sessions, depending on scope. A single chimney face with moderate joint deterioration typically takes a half to full day. Larger projects requiring multiple faces or deep joint cutting are split across sessions to allow proper mortar cure between lifts. Work stops if temperatures drop below 40°F.
Why does the mortar mix have to be matched before cutting starts?
Using the wrong mix is what causes brick spalling. A mortar harder than the surrounding brick transfers freeze-thaw stress directly into the brick face, cracking the brick rather than the joint. We select the lime-to-Portland ratio and aggregate size before any grinding begins, matching your existing masonry is the first step, not an afterthought.
Can you just skim new mortar over the old joints instead of cutting them out?
Surface-applied mortar has nothing to mechanically bond to and peels within a season. Industry standard requires removing old mortar to a minimum 3/4 inch depth before packing new material. Anything shallower is a cosmetic fix that fails quickly. We do not offer surface coating as a repair option.
What joint profile do you use, and does it actually matter in Colorado's climate?
Concave profiles are used on exposed chimney faces because they shed water away from the joint face more reliably than flush or weathered finishes. Colorado's freeze-thaw cycles make profile selection a functional decision, water that pools in a flat joint expands each winter and widens the recession faster.
How do I know if my chimney needs repointing or a more extensive masonry repair?
White powder on your patio is the clearest early sign, that is efflorescence, caused by water moving through failing joints. Gaps you can probe with a finger or mortar pieces on the ground indicate deeper recession. We assess joint depth and brick face condition before scoping any repair, so you get an accurate picture of what's actually needed.
